Reservations:
RESERVATIONS MADE WITHIN 30 DAYS OF ARRIVAL REQUIRE PAYMENT OF RENT IN FULL AT TIME OF RESERVATION or prior authorization to bring a certified or bank drawn check at time of check-in. All reservations are made in advanced and will require a non-refundable guarantee reservation amount of $500, due within 5 days of making reservation (or click Paypal link at the side to transmit the deposit with a credit card of checking account withdrawn) and subject to the terms aoulined below.
There is a one (1) week minimum for all reservations. Checks returned for NSF or any other reason is subject to a $25 charge.
Deposit:
A reservation/security deposit of $500 is required and must be paid in full together with the full rental amount 30 days prior to arrival. After the move in date, this deposit will serve as a security deposit. If no additional charges, damages, or excessive cleaning is incurred during the stay, the deposit will be refunded by the 30th day after guests' departure. A $10.00 fee will be charged against security deposit for lost or unreturned keys.
Cancellations READ CAREFULLY:
Reservations cancelled within 07 days of making the reservation shall be given full refund of the $500 reservation/security deposit, unless its within a 45 day period of the move-in (take over) date. All other cancellations (within 45 days of move-in date) are subject to FULL forfeiture of the reseveration/security deposit. Any rent pre-paid will be refunded if and when I am able to secure a replacement tenant for the same time period as cancelled, even for last minute or hardship situations. I will use standard means to secure replacement tenant, if unsuccessful, your first month pre-paid rent would be forfeited and balance returned.
Check-in and Check-out:
Check-in time is between 2:00 and 4:00 PM. Please call in advance for late or Sunday check-in or to make other special arrangements. Only fully paid reservations will be entitled to late check-in. Check-out time is 10:00 AM unless other arrangements have been made. Extended check out time is allowed only if the unit is not booked at day of check-out. An additional $150 rent will be charged.
Maximum Occupancy:
If the scheduled number of occupants for the house is exceeded, guests will be liable for additional rent of $50 per person over 4, per week. This surcharge will be deducted from their security deposit or they may be asked to vacate the unit with forfeiture of balance of rent due. Additional occupants will be charged for over four occupants as noted in the rate section.
Long Distance Calls:
Local calls are free of charge. Guests must use a credit card or telephone credit card to place long distance calls. Collect charges to the house is not allowed. A service fee of $10.00 per collect call in addition to the call charge will be charged and deducted from the deposit.
Liability Statement:
By renting, I understand that all usage of the facilities of the house is entirely at our own risk and I hereby hold harmless and indemnify the owner and his representatives against any nature of claims whatsoever, by me or any members of my party, including but not limited to injuries, illness, loss of personal effects, and we also hold the owner harmless against any and all other events or circumstances beyond the control of the owner as well as acts of God in connection with our occupancy of the unit. I and members of my party shall abide by the laws, regulations and ordinances of Madeira Beach and Pinellas County, Florida and are responsible for any fines or citations incurred.
